If you’re wondering what your home is worth in Azure at Hacienda Lakes, looking at an automated estimate or average price per square foot may not tell the whole story.

Azure homes can vary considerably based on floor plan, lot, lake view, structural options, pool and outdoor living, builder upgrades, post-construction improvements and overall condition. Those differences can have a meaningful impact on what buyers are willing to pay.

My approach to determining an Azure home’s value starts with actual sales and current competition—but then goes much deeper into the characteristics of the individual property.

What Are Homes Worth in Azure at Hacienda Lakes?

There isn’t one price that defines the Azure market.

Azure includes different Toll Brothers home collections and floor plans, and individual properties can vary substantially in size, location, upgrades and outdoor living.

That’s why I don’t believe an Azure homeowner should rely exclusively on:

  • An automated home-value estimate
  • Average price per square foot
  • The sale price of the house next door
  • The original builder price
  • The amount spent on upgrades

Each can provide useful information, but none tells the complete story.

The better question is:

What would buyers likely pay for your particular Azure home in today’s market?

To answer that, I evaluate your property against both recent Azure sales and the homes buyers would currently consider as alternatives.

My knowledge of Azure values comes from more than following MLS statistics.

I’ve represented buyers and sellers in multiple Azure at Hacienda Lakes transactions, giving me firsthand experience with the differences buyers notice between floor plans, views, pools, structural options and levels of finish.

My Azure transaction history includes homes across multiple price points and Toll Brothers models.

Notable Azure Sales

9098 Montserrat Drive — $1,450,000

This highly upgraded Azure residence is an important example of how significantly an individual property’s features can influence value.

The home included approximately $650,000 in upgrades, long-water views, a custom pool and spa, impact-resistant windows and doors, extensive cabinetry and millwork, premium kitchen features and numerous luxury finishes.

I represented the seller.

The sale demonstrates why a highly upgraded Azure property should not automatically be valued the same way as a more basic version of a similar floor plan.

8959 Redonda Drive — $1,370,000

Another significant Azure transaction demonstrating the upper end of the community’s resale market and the importance of evaluating each property individually.

8949 Mustique Lane — $1,100,000

This transaction provides another useful data point when evaluating homes within Azure, particularly when considering location, floor plan, upgrades and market conditions at the time of sale.

8786 Saint Lucia Drive — $1,050,000

Part of my broader Azure transaction experience and another example of the range of resale values found within the community.

These transactions should not be viewed as automatic comparable sales for every Azure home. Their usefulness depends on the property being evaluated.

The correct comparable isn’t always the closest house. It’s the home that competed for the same buyer.

Why Can Two Azure Homes Sell for Very Different Prices?

This is one of the most important things for Azure homeowners to understand.

Two homes can have similar square footage and still have substantially different market values.

Here’s why.

1. Floor Plan

Azure includes multiple Toll Brothers floor plans, including models such as the Serino, Sabel, Massiano, Aragon, Cayman, Bermuda and others.

Different layouts appeal to different buyers.

But even knowing the model isn’t enough because individual versions of the same floor plan can include different structural options and expansions.

2. Lake View and Lot

Not every Azure view is equal.

A home with a particularly attractive long-water or wide lake view may generate stronger buyer interest than a home with a less distinctive exposure.

Lot orientation, privacy and the relationship between the home, lanai and water can also affect desirability.

3. Pool and Outdoor Living

For many Naples buyers, the outdoor living area functions almost like another room of the home.

I consider:

  • Pool size and design
  • Spa
  • Decking
  • Lanai size
  • Outdoor kitchen
  • Motorized screens
  • Picture-window or panoramic cage
  • Water exposure
  • Privacy
  • Age and condition of the equipment

A thoughtfully designed outdoor living area can materially change how buyers perceive a property.

4. Toll Brothers Structural Options

Original Azure buyers had opportunities to make structural selections during construction.

Those choices can create meaningful differences between homes that appear similar in public records.

Expanded rooms, altered living spaces and other builder options can be especially important because some are difficult—or impossible—to reproduce after construction.

5. Kitchen and Interior Upgrades

Buyers notice the quality of the interior.

Cabinetry, countertops, appliances, flooring, ceiling treatments, millwork, lighting and other finishes can influence both desirability and perceived value.

A highly upgraded home may compete with an entirely different group of properties than a basic version of the same floor plan.

6. Impact Protection and Generator

Impact-resistant windows and doors and whole-house generators can be particularly desirable features for Southwest Florida buyers.

The age, quality and condition of those improvements should also be considered.

7. Condition and Presentation

Condition matters.

So does presentation.

Professional photography, staging, video, property preparation and the way a home’s features are communicated can influence buyer interest.

The objective isn’t simply to put an Azure home on the market.

It’s to make buyers understand why that particular Azure home is worth considering over the competition.

Does Price Per Square Foot Determine an Azure Home’s Value?

Price per square foot can be useful as one data point, but I would not use it by itself to price an Azure home.

Imagine two similarly sized homes.

One has a premium long-water view, custom pool and spa, extensive Toll Brothers structural upgrades, premium cabinetry, luxury appliances, impact protection and a whole-house generator.

The other has a less desirable view and significantly fewer improvements.

Dividing the sales price by square footage doesn’t adequately explain the difference between those properties.

That’s why I use price per square foot as context—not the valuation method itself.

Do Toll Brothers Upgrades Add Value?

Yes—but not necessarily dollar for dollar.

An owner may have invested substantially in builder upgrades and post-construction improvements. Buyers may place significant value on some of those improvements while assigning less value to others.

Structural options can be particularly important because they may be difficult to add later.

High-quality kitchens, impact protection, generators, outdoor living improvements, custom pools and desirable design selections can also help differentiate a home.

The key is understanding which improvements today’s Azure buyers are actually willing to pay for.

Does a Lake View Increase an Azure Home’s Value?

It can.

But simply saying a home has a “lake view” doesn’t tell me enough.

I look at:

How wide is the water exposure?

How long is the view?

What does the buyer see from the great room and primary bedroom?

How private is the outdoor living area?

How does the view compare with competing homes?

An exceptional water view can be an important differentiator, particularly when combined with an attractive outdoor living area.

Does a Pool Add Value in Azure at Hacienda Lakes?

A pool can add both marketability and value, but pools aren’t all equal.

A custom pool and spa with attractive decking, water features, upgraded equipment, panoramic screening and a strong lake view can create a very different impression from a basic pool requiring updates.

I evaluate the entire outdoor environment rather than assigning a generic dollar amount simply because a pool exists.

Current Azure Homes for Sale Matter Too

Recent closed sales tell us what buyers have paid.

Current listings tell us what today’s buyer is choosing between.

Both matter.

When pricing an Azure home, I look at:

Recently sold homes → Pending sales → Active competition → New listings → Price changes → Days on market

A seller isn’t competing against a home that sold six months ago.

They’re competing for the attention of the buyers shopping right now.

That is why current Azure inventory is an important part of my pricing strategy.

How I Determine the Value of an Azure Home

When an Azure homeowner asks me, “Marie, what is my home worth?”, I don’t start with a generic price-per-square-foot calculation.

I start with the property.

I want to know:

Which model is it?

Were structural options added?

What is the view?

What is the lot orientation?

Is there a pool and spa?

What improvements were made during construction?

What has been added since closing?

How does the kitchen compare?

Does it have impact protection?

Is there a generator?

What is the home’s condition?

Which current listings would compete with it?

Then I analyze recent Azure transactions and current market conditions.

That’s how we get closer to the question that really matters:

What is today’s buyer likely to pay for this particular home?
